Searching the Houston MLS

The search above is the live Multiple Listing Service feed maintained by the Houston Association of REALTORS® (HAR). It is the same database Houston agents work from, and it updates in real time — when a home comes on the market, goes under contract, drops its price, or closes, that change appears here rather than days later. National search portals license a copy of this data, which is why their listings and statuses sometimes lag behind what an agent sees.

The Houston MLS reaches well beyond the city limits. Coverage spans Harris County and the surrounding counties — Fort Bend, Montgomery, Brazoria, Galveston, Waller, Liberty, and Chambers — so a single search can cover everything from a Midtown high-rise to acreage an hour outside the Beltway.

Search by City, ZIP, Subdivision, or School

Houston has no conventional zoning ordinance, so neighborhoods rarely line up neatly with ZIP codes or city boundaries. Two homes sharing a ZIP can sit in different school districts, different tax jurisdictions, and very different price brackets. Searching by subdivision name or school attendance zone is usually far more precise than searching by ZIP.

If you already know the general area but want to draw the boundary yourself, the advanced search adds map polygon drawing along with filters for lot size, year built, stories, garage spaces, and pool.

Reading Listing Statuses

Active means the home is on the market and accepting offers. Option Pending means an offer has been accepted and the buyer is inside their termination option period — a short window, negotiated up front, during which they can walk away. Pending means the option period has passed and the sale is moving toward closing. Homes in an option period do sometimes return to Active, so a property worth watching is worth watching even after it goes pending.

What a Listing Search Cannot Tell You

A search filters on what fits in a database field. It will not tell you which deed restrictions run with the subdivision, whether a street took water in a past storm, how the MUD tax rate compares to the neighborhood next door, or which builder cut corners in a particular section. In Houston those factors move value as much as square footage does.

That is the part worth a conversation. Justin can tell you what he knows about a specific street before you spend a Saturday touring it, and can flag listings that never reach public search at all.
