Dunham Pointe is a multi-lifestyle community that provides an expansive 1,300 acres for custom-built homes with picturesque and natural landscapes. It sits at Highway 290 and Mason/Mueschke in Cypress, Texas, on a stretch of 290 that carries more than 113,000 vehicles a day — putting the community directly on one of northwest Houston's primary corridors.

The community was developed under Archie Dunham, the former chairman of Conoco, ConocoPhillips, and Chesapeake Energy, and is planned around custom-built homes set against preserved natural landscape rather than a uniform subdivision grid.

The conceptual land plan totals roughly 1,329 acres and calls for about 1,649 single-family lots across a range of widths — from 50-foot frontages up to 90-foot lots — so the community can accommodate very different budgets and house sizes without segregating them into separate neighborhoods. Around 310 acres are dedicated to parks, recreation, open space, lakes, and detention, and roughly 325 acres to non-residential development.

This master-planned community will be the new home to the 146-acre Cy-Fair ISD campus, with an elementary, middle, and high school planned on site, alongside a Harris County Emergency Services District No. 9 fire station. Schools and emergency services are built into the community's plan rather than added years after the first families move in.

The amenity package centers on a family pool with cabanas, a dedicated adult lap pool, a splash pad, a fitness center, and a playground — designed for everyday use rather than as a showpiece.

At least 300 acres facing Highway 290 are set aside for commercial development, and the community will feature distinctive restaurants, local and national brands, select services, and curated retail to offer a rich and varied lifestyle. Residents also have easy access to the Houston Premium Outlets in Cypress, with notable retailers including H-E-B, Academy, Marshall's, HomeGoods, Ross, Party City, and Five Below.
